Should I get a home inspection with the nspector that was recommended by my realtor?

YES

…you’re still here? It’s yes, the answer’s yes, you can hire a home inspector that was referred to you by your realtor.

We as inspectors don’t technically work for the realtor anyway. We also often times need to get access into the house and that is where the realtor comes in. They have access to this special realtor lockbox that lets everyone in and logs that we were all there.

As for why it might be a good idea to work with an Inspector that knows a specific realtor: there are many reasons that this might be a good idea:

  • The realtors know the inspectors reporting process and can translate the info if needed when you guys discuss the results together.
  • Realtors often times are pretty picky about who they work with because they don’t want some inspector making them look bad. Realtors want a thorough inspection that makes sense to everyone and give them the key information for them to be able to finalize the transaction with you and get you to the finish line.
  • They also know what inspections cost and have vetted their inspectors to make sure you are getting the best value for your buck.
  • They also know how an inexperienced inspector can miss or not even know about certain things on a house. They might even have an inspector that they know will go in the crawlspace or attic and give them the critical info that matters on a house.

It’s always important to check out the Inspectors online and read their reviews. No inspector is perfect, but you are looking for a trained, experienced, ethical and genuinely nice human being that gets how important all of this is to you and your family and won’t over step their bounds by dictating to you all of their opinions and technical mumbo jumbo without considering that all houses are different and need to be looked at with some sense of reality in mind when inspecting.

Your inspector should help you in making a decision on a house, but not manipulate or persuade you in your decision. If they are saying that your roof is shot and its gonna cost as much as $20,000 to replace and that is all you hear, then you may not be getting the whole story. Maybe the roof has another 5 years with some repairs and the actual price for a new roof is $7000.

That’s a big difference and an experienced inspector will know this and represent you and your realtor well by telling you your options.
