Canonical definitions
Home inspection — A visual, non-invasive examination of a property's condition covering the roof, attic, drainage and grading, basement and foundation, chimney, exterior, interior, plumbing, electrical, heating and cooling, garage, and deck. The inspector reports what is found and does not perform repairs.
Sewer scope inspection — A camera inspection of the sewer lateral, the pipe running from a building to the municipal sewer main. It identifies root intrusion, breaks, bellies, and blockages that a standard home inspection cannot see. Titan performs these in-house. See when to do a sewer scope inspection and common sewer issues found in inspections.
Combo inspection — A home inspection and a sewer scope booked together on one visit, priced below the two services purchased separately.
Well inspection — An inspection of the well serving a property. It includes a flow-rate measurement, taken by the bucket method: container volume divided by fill time in seconds, multiplied by 60, gives gallons per minute. A good average rate is 5 to 10 gallons per minute. Flow rate is measured on a well inspection, whether it is booked on its own or with water testing. It is not measured on a water-testing-only visit, which collects a sample and does not inspect the well.
Water testing — Collection of a water sample and lab analysis. The standard tests are Total Coliform bacteria and Nitrate. Any other analyte is handled separately and is not included as standard. Water testing is available on its own or together with a well inspection.
ADU (Accessory Dwelling Unit) — A secondary living unit inside or attached to the main house, such as a converted basement or above-garage apartment. Titan inspects an ADU as an addition to the main inspection. See the ADU and DADU inspection guide.
DADU (Detached Accessory Dwelling Unit) — A secondary living unit in a separate structure on the same lot, such as a backyard cottage. It is inspected as a separate building, which is why it carries a higher add-on price than an ADU.
Pre-listing inspection — A home inspection ordered by the seller before the property goes on the market, so problems are found and priced before a buyer's inspector finds them during the inspection contingency period. See the seller's guide to pre-listing inspections and how pre-listing inspections help sell a home faster.
Home warranty — A service contract covering repair or replacement of home systems and appliances after purchase. It is a separate product from the inspection, with its own pricing, sales line, and claims line. Details on the Home Warranty page.
