So…do I really need to get a home inspection?

Alright, let’s tackle the big one today:

Do you really need to get a home inspection before selling or buying a home?

The answer is: there’s no law saying you HAVE to, but it’s a really, really good idea.

For the home seller, it can be tempting to want to skip past the inspection altogether –  but a vast majority of buyers will want that inspection. And for the buyer: inspecting a home is the smart thing to do. Here’s why…

Why Get a Home Inspection?

There are a few critical reasons to get a home inspection:

  • It will show you any potential problems in the home – listen, no house is perfect. But would you rather find out about a problem BEFORE you buy a home so you can plan accordingly or AFTER you’ve already moved in? It’s a no-brainer.
  • You’ll get insight from an expert – unless you yourself are a home inspector or build homes for a living, you’re likely not an expert in every aspect of your home. A home inspector is trained to look at every element of your home and offer insight in a way that’s hard for you to match on your own.
  • It’s cost-effective – yes, it seems counter-intuitive that paying more money actually saves you money, but a home inspection by-and-large saves you money in the long run because it turns up any critical issues. The buyer and seller can then negotiate and come to a solution that can end up saving the buyer a lot of money on repairs.

Another thing to consider is a sewer scope inspection. Its a great verification of the condition of the sewer line and can give you peace of mind as well. You could have a broken line, a diaper stuck in the line, a crack in the pipe, a disconnected fitting, a low spot where debris gets caught in the line, roots in the line, repairs that were done wrong, partial repairs and not full repairs like you were told, etc.

So in short: no you don’t HAVE to get a home inspection – no one is going to force you to do it. But if you’re about to spend thousands of dollars in a home sale, wouldn’t you want to make sure the home is right for you first?
