Scheduling regular home inspections can bring homeowners great peace of mind and identify small issues before they become big problems. One area of the home that is often overlooked is the sewer system, but a sewer scope inspection can be an excellent way to ensure that your pipes are in top shape and prevent costly cleanup and repairs. Here’s when you should schedule that sewer inspection.
Buying & Selling A House
If you are about to sell your home, and you want top dollar for the property, it can be wise to schedule a complete home inspection and a sewer scope inspection, as well. Then you have the option to repair the damaged sewer or adjust your price accordingly and simply disclose the issue to buyers.
If you are purchasing a home, you will want to schedule a complete home inspection, and sewer line inspections are a separate service from a typical home inspection. In general, a home inspection does include checking some aspects of the plumbing system, such as testing to see if toilets flush properly and drains are clear. A sewer scope inspection, however, provides a clearer picture of the total health of the plumbing system.
Many home buyers simply forget about inspecting the sewer, but sewer line repairs can be difficult and expensive, costing thousands of dollars to fix. Fully understanding the condition of the sewer system can help you negotiate the best price for a home and provides you with information to help ensure that the home you choose is truly the best fit for your family.
Homeowners: Schedule An Inspection Every Year
As a homeowner, you likely hire an exterminator to inspect your home every year for insects and other rodents, and many people schedule regular maintenance and inspections for their HVAC systems. We highly recommend these aforementioned services, but we also believe that homeowners should schedule regular sewer scope inspections, especially with older homes, but even newer homes can encounter issues.
Sewage pipes are strong, but there’s no getting around the fact that they don’t last forever. Additionally, here in the Pacific Northwest, many of us have yards filled with trees. Trees are wonderful, but as they grow, tree roots can damage and clog sewer pipes. Additionally, while it might not be fun to think about, human waste, human hair and grease end up in the pipes and can cause serious issues over time.
Scheduling yearly or bi-yearly sewer inspections can prevent many costly repairs as well as the general unpleasantness and health risks of having sewage back up into your home. Booking regular sewer inspections is kind of like booking regular dental cleanings. If you put off dental care, dealing with fillings and root canals is expensive and unpleasant. If you put off sewer inspections, dealing with backed-up and clogged pipes is not fun and when serious problems occur, they are expensive to fix.

What Is A Sewer Scope Inspection?
For the sewer scope inspection process, we run a borescope camera through your home’s main drainpipe to look at the sewer lines and pipes. In most cases, this inspection will take less than an hour. We will make note of any issues we find and provide you with a detailed report.
Typically, the most common issues we find are pipes clogged or partially clogged by roots as well as cracked or broken pipes. In some cases, we might find that the pipes were installed incorrectly and don’t provide adequate pitch to allow sewage and water to flow away from the home toward city sewage lines.
How Much Is A Sewer Scope Inspection?
At Titan Inspection Services, we provide both sewer scope inspections and home inspection services. Our home inspection cost is as low as $300. For a sewer scope, we charge a flat fee of $250. However, if you book a home inspection and a sewer scope inspection, we do offer a $50 discount.
We also have some ancillary services including thermal imaging and lab testing. With thermal imaging, we use a special camera to find issues that aren’t visible to the naked eye, such as roof leaks or moisture in between the walls or identify insect nests or colonies, such as rodents. Our lab testing services include identifying issues such as mold, water, asbestos and lead, all of which can be toxic.
